In the states of Massachusetts and Rhode Island, there is a recording fee charge for Municipal Lien Certificates (MLCS). MLCS are legal documents that list all unpaid taxes, assessments, and utility charges for a parcel of land.
They can be used by attorneys and in title searches to prepares for real estate sales or refinancing closings. MLCS are often requested when a property is being sold or refinanced, and are usually requested by an attorney's office to protect the property owner. The cost to record an MLC is $80.
