An affidavit of Affixture recording document is periodically required for Manufactured Housing transactions to attest that the manufactured unit has been properly affixed to the property.
- This fee is more often required in purchase transactions where the mobile home is being placed on the land for the first time rather than in refinances or resales where the mobile home has sat on the property for a long time. In these cases, the Manufactured Home is likely already affixed.
- In some cases (as mentioned above), the fee is not needed if there is proof of previous affixture or other documents that meet the underwriting requirements. This can be confirmed by the underwriter by checking for previously recorded affidavits of affixtures.
- This document is available within the Recording Fees sections of your calculator and will automatically be added to your quote if the property is marked as a Manufactured Housing Unit within your loan.
- LodeStar will automatically quote 3 pages for this document. The amount of the fee follows the standard recording fees for the location of the property, so the amount will vary based on state and county.
- This fee will be itemized out within Section E in your calculator and will be bundled in with the Deed Recording Fee when exported to your LOS.
