The Notice of Commencement is a document that indicates when a construction project will begin. It also lists anyone with a financial interest in the project, including the lender, contractor(s), and property owner.
Since this document is only relevant in construction transactions, this question is only available in Construction and Construction-to-Permanent transaction types.
Not all states have a process for the Notice of Commencement, and only a few states actually require this document. LodeStar supports all states where this document is required, listed below:
- Florida
- Georgia
- Michigan
- Ohio
- Pennsylvania
- South Carolina
- Utah
In these states, when a construction transaction type is selected, the attached question will be presented with a selection checkbox:
When the checkbox is selected, the appropriate Notice of Commencement fee will appear in Section E along with other relevant recording fees:
